Abstract :

Because the appraisal of healthcare and retirement properties is complex, appraisers must be aware of the Uniform Standards of Professional Appraisal Practice (USPAP) Competency Provision and how it applies to the appropriate methods for appraising such properties. The various levels of care are defined within broad categories in this article, and the five general areas where the USPAP Competency Provision is most often violated are discussed.
